COLLABORATION BETWEEN CENTRAL FENCE NEIGHBORS

Dear Oak Cove residents,

On September 5th, 2012 during our Brookwood Hills II HOA meeting, we discussed the wood fence on Central Drive . Everyone agrees the fence represents our neighborhood. Brookwood Hills HOA has been willing and obliged to paint and sometimes repair the wooden structure many times over the last 30 years. The HOA will no longer paint or provide repairs to fencing as of 2021. 

Most of the fences along Central are in adequate shape, needing only slight repair. A few need to be replaced entirely. Brookwood Hills II HOA will continue to paint as new fences and/or repairs are made to the old fence. We are asking your help to insure our neighborhood is one of the most valuable in Bedford . I

Bedford has a relatively new fence ordinance. It is much stricter than in the past. Please review when you evaluate your fencing for replacement or repair. I have included a copy but there is also a link.

Brookwood Hills II since its inception has asked our entire neighborhood to abide by our Declaration of Covenants. Here are the two concerning fencing.

ARTICLE IV

CONSTRUCTION OF IMPROVEMENTS AND USE OF LOTS

Section 4.11    Fences and Walls.  Except as provided herein otherwise, any fence or wall must be constructed of brick, wrought iron (tubular steel), or wood or other material approved by the Architectural Control Committee. The location, size and appearance of such fence or wall shall be subject to the prior approval of the Architectural Control Committee.

 

Section 4.12    Special Fence Requirements. The fee owner of certain particular lots shall abide by specific additional fence requirements and restrictions as shown on the attached Exhibit “B”, and as described below:     

 

  1. Brick Fence Zone – In locations so designated on Exhibit “B,” the fence shall be constructed of brick and in a uniform manner as specified by the Committee.  The fence and its appearance are to be maintained by the Owner.

  2. Brick Columns with Wood Fence Zone – In locations so designated on Exhibit “B,” the fence shall be a wood fence, constructed with 6-inch pickets, and at the height of 6-feet, with brick columns spaced a nominal 25 feet.  The outward face of the fence shall be painted or stained the color specified by the Architectural Control Committee.  The fence and its appearance are to be maintained by the Owner.

  3. Wood Fence Zone – For areas not specifically designated on Exhibit “B”, the fence shall be a wood fence, constructed with pickets of 4-inch material or greater, and at the height not to exceed 8-feet.  The fence and its appearance are to be maintained by the Owner

 


• The fence has a large visual impact on our neighborhood and its viability.
• Homeowners with brick walls are personally responsible for their portion of the wall. Several have had repairs and complete knockdowns from cars hitting their walls
• Inside the neighborhood all residents are personally responsible for their fencing.
